MISSION

Wishbone Developments was founded by Russell Gibson in 2020 to utilise our position as established contractors (Wishbone Design and Build) and capitalise on the current economic climate.

We believe the current climate offers significant residential opportunity.  Initially we will be focused on residential developments with GDVs from £1m to £5m.  The returns on cost of development will range from 15-25% depending on risk profile.

CLIMATE

We believe that economic dampening from Brexit and now more significantly Covid will bring distressed properties and motivated vendors to the market in larger numbers.  Meanwhile the government is loosening planning laws and extending permitted development rights to encourage building to meet the demands for housing.  We believe that there will be a significant shift of commercial stock to residential which will also create investment opportunity.

LOCATION

The Wishbone team have significant experience in property sourcing, development appraisals tenancy management, deal structuring and development of single and multi unit developments in prime, West London and also out of London schemes. Wishbone is also focusing on opportunities in the home counties around Henley, Marlow and Beaconsfield which we consider to be prime areas for high quality commutable living. 

We believe that the next 2-3 years presents the best cyclically opportunity to invest in residential property for some time to come.

CONTRACTOR/DEVELOPMENT

Wishbone Build would allow the investment team to mitigate contractor risk with full control of costs and quality. This resource and approach would provide a significant  support to our development appraisals and proposals.  Our team of trade specialists and panel of talented designers provides an additional layer of consultative power to enable improved investment margins.
